This can be done over the phone or by personally visiting any of our High street offices our negotiators will be able to answer any questions you may have and offer relevant advice at this stage.
Property Search
With registration complete your exact requirements are matched to the entire property registers of all branches using our powerful vebra software, our negotiators will then take you through each matching property, enabling you to further select with the aid of multiple digital photographs and property descriptions.
Finance
Free advise with no pressure tactics guaranteed. Our in house financial specialists are completely independent and will take time to explain the whole process properly. Their aim is to save you time and money.
Viewings
You can arrange to view any of our properties, seven days a week by which every means is more convenient to you. Phone or email us , use our property search page, or simply visit one of our High Street offices. Accompanied viewings are available upon request.
Home Information Pack - Available from Jan 2007Once you have viewed a property and decided it may be of interest, you will be able to view the properties Information Pack. This will be available on line, or as a hard copy in one of our offices and contains the following information. Condition report, energy rating, local search, property plan, details of guarantees and planning permissions.
Offer
Now you are fully informed you are ready to put forward an offer, we do this on your behalf both verbally and in writing, and feedback promptly to you with the vendors response. At this stage all offers are subject to contract and are not binding to either party.
Sale ConfirmationOnce a figure has been agreed and all parties are ready to proceed with the sale, you will need to instruct the services of a solicitor of licensed conveyencer. We can recommend the services of good local companies and you can get a quotation using this website. We will then produce a memorandum of sale outlining the details of the agreement between you and the vendor, and then we send this to both you and your solicitor as well as the vendor and theirs.
ConveyanceThis is the name given to the legal process that transfers the ownership of a property from one person to another. Your solicitor will receive a draft contract from the vendor’s solicitors, from he will raise relevant enquiries and apply for a local search. In the mean time you will need to have submitted your mortgage application if applicable and your lenders may wish to carry out a survey. When your solicitor is satisfied he has had answers to all his enquiries and has received all his searches and has possession of your mortgage offer, he will approve the contract and ask you to sign it.
Exchange of ContractsOnce the contract has been signed by both parties, you are asked by your solicitor to pay the agreed deposit (usually 10% of the purchase price, but is negotiable) Once this deposit is cleared then your solicitor will take your instructions to exchange the contracts, and set a completion date that is mutually agreeable. Once exchange has taken place you will be informed and the transaction is then legally binding to both parties.
CompletionThis is the day you receive the keys to your new home, your solicitor arranges for the balance of the purchase price to be paid to the vendor’s solicitor, and when this is received the vendors solicitor will authorize us to release the keys to you. This normally takes place by approximately 14.00hours on the day of completion although can vary. |
